Bass Pro in Palm Beach Gardens: Worth It?

A Bass Pro Shops at PGA Boulevard and US1 sounds like a simple convenience story. For homeowners nearby, the real questions are traffic, bridge openings and how your daily route changes.

In my video on the proposed Bass Pro in Palm Beach Gardens, I break down what is proposed at Oakbrook Square, the access questions owners should ask, and what sellers should consider before making a decision around a new retailer.

I am Kyle Camerlinck, broker and owner of Taiter Realty in Jupiter. I have been a licensed Florida real estate professional since December 15, 2020, and I hold Florida broker license BK3487029. I help homeowners throughout Jupiter, Palm Beach Gardens, Tequesta and Hobe Sound.

What is proposed at Oakbrook Square?

The City of Palm Beach Gardens Projects Under Review page (checked November 1, 2026) lists the Oakbrook Square PUD at 11564 US Highway 1, petition PUDA-26-04-0006. The applicant is Equity One Florida Portfolio Inc. The request is to demolish and construct a new retail building for Bass Pro Shops, build a new retail outparcel building, and make architectural updates to the center.

Status: the Development Review Committee meeting date was May 26, 2026. The Planning, Zoning and Appeals Board hearing and the City Council date are listed as TBD. Nothing here establishes an approval or an opening date.

Convenience or neighborhood compatibility?

A destination retailer brings shoppers from well outside the immediate area. That can be a plus if you want more options close to home. It can be a minus if your neighborhood entrance or your commute already backs up near PGA and US1. The same store can feel very different depending on which side of the intersection you live on.

Why does the PGA Boulevard bridge matter?

PGA Boulevard crosses the Intracoastal Waterway on a drawbridge just east of US1. When the bridge opens, traffic stacks up in both directions. Any added trips near that intersection interact with bridge openings, so I would test it in person rather than rely on a map.

My traffic test: drive your normal route on a weekday at rush hour, on a Saturday midday, and during a bridge opening. Note how long it takes to get in and out of your neighborhood.

What does this mean for home values?

A proposed store does not establish what your home is worth. Your price comes from recent closed sales, the homes you are competing with right now, and your property's specific location and access. I would not rush a sale or delay one based on a proposal that has no hearing date yet. I covered a similar question in my look at Dick’s House of Sport at The Gardens Mall, and the same logic applies here.

Frequently asked questions

Is Bass Pro Shops approved for Oakbrook Square in Palm Beach Gardens?

Not as of November 1, 2026. The City of Palm Beach Gardens Projects Under Review page lists the Oakbrook Square PUD amendment, petition PUDA-26-04-0006, as under review. The Development Review Committee date was May 26, 2026, and the Planning, Zoning and Appeals Board hearing and City Council dates are listed as TBD.

Where is the proposed Bass Pro Shops?

At Oakbrook Square, 11564 US Highway 1 in Palm Beach Gardens, near PGA Boulevard and US1. The application is by Equity One Florida Portfolio Inc. to demolish and construct a new retail building for Bass Pro Shops, add a retail outparcel building, and update the center's architecture.

Will a Bass Pro Shops raise or lower nearby home values?

No one can say yet, and I do not predict a specific change. A proposed store does not set what your home is worth. Recent comparable sales, current competition and your home's specific location and access do.

What should nearby homeowners watch?

Weekday and Saturday traffic, how PGA Boulevard bridge openings affect your route, your neighborhood entrance, and the city hearing schedule. Check the city page for updates before making a decision.

My take

Watch the city hearing schedule, run the traffic test yourself, and price your home on closed sales, not headlines. If you live near PGA and US1 and are weighing a sale, I would rather show you the numbers than guess.

If you are thinking about selling in the next 6 to 24 months, send me your address and I will put together a private value range built on recent closed sales, not list prices. No obligation, and nothing goes on the market until you decide.

This article is general information, not legal, tax, insurance, or financial advice, and it is not an appraisal. Project details and hearing dates come from the City of Palm Beach Gardens and can change; check the city page for updates. This article does not predict an opening date or a change in property values. Items marked TBD are figures I have not verified.
