It is also not one uniform waterfront market.
Location on the river, water conditions, access, lot characteristics, view and the intended boat can materially change how a buyer should evaluate a property.
Riverfront value is property specific.
A river view may be the first thing you notice.
It should not be the last thing you analyze.

- The specific location on the river system
- Water depth
- Dock configuration
- Boat lift
- Seawall or shoreline condition
- Bridge considerations
- Route to larger waterways
- Exposure
- Lot orientation
- Flood considerations
- Insurance
- Comparable riverfront sales
- The home itself
The combination creates the asset.
Buying on the river with a boat
Start with the boat specifications.
Length, beam, draft and height can eliminate or prioritize properties before the home search gets very far.
A listing description may say waterfront or ocean access.
That is not enough information for a serious boat owner.
Verify the route.
Verify the water.
Verify the dock.
Verify the boat.
The view still matters.
Not every waterfront buyer is optimizing for the largest possible boat.
Some buyers care more about water width, privacy, sunsets, natural surroundings or the feeling of being on the river.
That is valid.
The key is understanding which characteristics you are paying a premium for.
A waterfront purchase should fit how you actually intend to use the property.
