A dock can be one of the most valuable features of a waterfront property.

It can also be one of the easiest features to misunderstand.

Do not stop at "private dock" in the listing description.

Start with what is actually there.

Document the dock rather than relying on assumptions.

  • Pile condition
  • Deck condition
  • Utilities
  • Power
  • Water
  • Lighting
  • Lift manufacturer
  • Lift capacity
  • Lift dimensions
  • Age if available
  • Maintenance history
  • Permit history
  • Available water
  • Boat maneuverability
  • Shoreline condition

The point is not to turn the buyer into a marine contractor.

The point is to know when more information is needed.

Lift capacity is not the same as boat length.

Boat lift compatibility involves more than whether the vessel physically looks like it fits.

Weight matters.

Beam matters.

Hull configuration matters.

Engine configuration matters.

The lift's specifications matter.

A buyer planning to change boats should evaluate the dock for the future boat, not only the boat sitting there today.

Permits matter.

Marine improvements can involve permits, approvals and property specific restrictions.

Do not assume an existing improvement is properly documented because it has been there for years.

Where relevant, review available permit information plus the appropriate governing requirements during due diligence.

Think about replacement cost before closing.

If a dock or lift will require work soon after purchase, that belongs in the acquisition analysis.

The correct question is not only:

Can I afford the house?

It is:

What is my real basis after the property is configured for the way I plan to use it?
