Why waterfront comps are harder

Two waterfront homes can sit close to each other and still offer materially different utility.

Before I treat a property as a meaningful comparable, I want to understand the differences.

Those can include:

  • Waterway
  • View
  • Lot orientation
  • Water depth
  • Boat access
  • Bridge restrictions
  • Dockage
  • Boat lift
  • Seawall condition
  • Exposure
  • Lot dimensions
  • Privacy
  • House condition
  • Renovation level
  • Square footage
  • Location
  • Sale date

The closer the comp is on both the real estate and waterfront characteristics, the more useful it becomes.

A waterfront premium should have a reason.

Buyers do not value every foot of waterfront equally.

Usable dockage may matter more than raw frontage.

Open water views may create a different premium from protected canal frontage.

Direct boating access may matter heavily to one buyer and very little to another.

The goal is to understand what today's buyers are actually paying for.

Selling the water properly

When I evaluate a waterfront listing, I want the marketing to answer the questions a serious waterfront buyer will eventually ask.

The information may include:

  • Dock configuration
  • Lift information
  • Waterway
  • Boat access
  • Bridge considerations
  • Seawall information
  • Lot orientation
  • Relevant permits
  • Flood information
  • Marine improvements
  • Recent comparable sales

You do not need to turn the listing into an engineering report.

You should make the property's waterfront utility easy to understand.
