Seawalls and Jupiter Waterfront Real Estate
The seawall may be one of the least exciting parts of a waterfront showing.
It may also be one of the most financially important.
Do not judge a seawall from the backyard.
Visible condition is only part of the picture.
Depending on the wall type and property, warning signs can include movement, cracking, deterioration, soil loss, drainage issues or evidence of previous repairs.
That does not automatically mean the property has a major problem.
It means the condition deserves proper evaluation.
Questions I want answered
- What type of shoreline structure exists?
- How old is it if records are available?
- Has it been repaired?
- Are permits available?
- Are there visible signs of movement or deterioration?
- Has soil loss occurred?
- What is the condition of the cap?
- What is the condition around the dock and piles?
- Are neighboring seawalls affecting the property?
- What work may reasonably be anticipated?
Treat future marine work as part of the purchase price.
A buyer should not mentally separate a large near term waterfront capital item from the acquisition.
If a property requires significant marine work, the economic purchase price is effectively higher than the number on the contract.
That does not make the property a bad purchase.
It means the cost should be identified, estimated and considered when evaluating value.
Use the right professional.
Real estate brokers are not seawall engineers.
Home inspectors may identify concerns, but the right level of evaluation depends on the property and the issue.
When appropriate, bring in a qualified marine contractor, engineer or other relevant professional before the applicable contingency expires.
