Jupiter Island Oceanfront Estates: Buyer and Seller Guide

Jupiter Island is often confused with Jupiter, but it is a separate town with its own rules. For oceanfront buyers and sellers, those rules, and the parcel-specific records behind each estate, matter more than any marketing description.

I am Kyle Camerlinck, broker and owner of Taiter Realty in Jupiter. Here is what is confirmed about the town and what I verify on every oceanfront property.

What is the Town of Jupiter Island?

According to the town's community profile, the Town of Jupiter Island sits on a barrier island at the south end of Martin County. It covers about 1,643 acres of land, with about nine miles of ocean frontage on the east and the Intracoastal Waterway on the west. The town was established by the Florida Legislature in 1953, and its primary land uses are single-family estates and conservation. The 2020 Census counted 804 residents; the town describes a permanent population of about 820 and a seasonal population of nearly 2,000.

If you are weighing the area against the mainland, my comparison of Jupiter vs. Hobe Sound covers the neighboring market.

What should buyers verify on an oceanfront estate?

  • Survey and lot configuration. Confirm frontage, setbacks and any coastal construction lines on a current survey.
  • Beach and water access. Access rights are parcel-specific. Review title work and recorded easements.
  • Zoning and permits. The town regulates development through its own land development regulations. Confirm what can be added or rebuilt with the town before you assume it.
  • Coastal and flood review. Check the flood zone and get insurance quotes early. My flood zone and insurance guide explains the process.
  • Condition. Salt air is hard on roofs, windows, mechanical systems and seawalls. Inspect accordingly.

Asking price versus closing price

At the top of the market, asking prices can drift far from what buyers pay. I covered one example in the gap between asking and closing on Jupiter Island. I price from dated closed sales, not list prices.

For sellers

Have the survey, permits, insurance history and any recent inspections ready before you list. Buyers at this level and their advisors will ask for them, and having them ready protects your leverage.
