Most Admirals Cove pages online are written for buyers. If you own here, the question you care about is different: what will my home actually sell for, and what do I need to do first?
I am Kyle Camerlinck, broker and owner of Taiter Realty in Jupiter. My view is simple. In Admirals Cove the price is set by three things before the house itself: the membership a buyer must take on, the water your lot sits on, and the dock. Get those right in your pricing and marketing and the rest follows.
Mandatory membership. Admirals Cove is a guard-gated club community on the Intracoastal, and membership in The Club at Admirals Cove comes with the home. The club offers five categories: Golf, Sports, Tennis, Social and Marina (Admirals Cove membership information, accessed October 2026). Your buyer is pricing initiation and dues into their offer, so your listing should state the current figures clearly. Current initiation and dues: TBD, confirmed with the club at listing.
Water and dock. The club says the community has over five miles of waterway, more than 500 private docks, and a 63-slip marina for yachts up to 130 feet, with the Jupiter Inlet about two miles north (Admirals Cove Marina and Yacht Club). A boater buying here asks about depth, beam, lift capacity and route to the inlet before they ask about the kitchen.
Many product types. Estate homes, harbor homes, patio homes, villas and club cottages, about 850 to 900 homes in total. Comparing your home to the wrong product type is the most common pricing mistake I see here.
I price from closed sales within the same product type and the same water or golf orientation, then adjust for dock specs and condition. List prices on the MLS are opinions; closings are data. I wrote about that gap in why $15M Jupiter waterfront listings lie and closings do not.
Specific comparable sales for your section: TBD, pulled from the MLS for your address. I will not quote a number for your home without them.
In my experience these are mostly experienced owners who already know Jupiter and are comparing Admirals Cove with other club communities like The Bear's Club or Jonathan's Landing. They are finance-minded. They respond to a clear sheet that lists membership costs, dock specs and bridge clearances on one page, more than to lifestyle copy.
Yes. Membership in The Club at Admirals Cove is tied to home ownership, and applications from property owners are accepted as a matter of right subject to the club's process. Buyers choose among Golf, Sports, Tennis, Social and Marina categories.
Roughly 850 to 900 homes, ranging from estate homes on the water to harbor homes, patio homes, villas and club cottages. Exact counts vary by source.
Many East Side homes sit on navigable water. The club states that about 85% of East Side homes are on navigable water, and the Jupiter Inlet is about two miles north of the marina. Bridge clearance and dock depth should be confirmed home by home.
Start with anything a buyer's inspector or the club approval process will flag: seawall and dock condition, roof age for insurance, and permits on prior work. Cosmetic updates come after those.
Price from same-type closed sales, document the dock and insurance file before you list, and put the membership numbers up front. In a club community, uncertainty costs you money, and clarity sells.
If you are thinking about selling in the next 6 to 24 months, send me your address and I will put together a private value range built on recent closed sales, not list prices. No obligation, and nothing goes on the market until you decide.
This article is general information, not legal, tax, insurance, or financial advice, and it is not an appraisal. Club fees, dues, and rules change; confirm current figures with the club, association, or agency named. Items marked TBD are figures I have not verified.
