Selling a Jupiter Waterfront Home: How Your Dock Sets the Price

Two Jupiter homes can look the same online and sell far apart. When I dig in, the difference is almost always the water: how deep it is, what boat the dock fits, and how fast you reach the inlet.

I am Kyle Camerlinck, broker and owner of Taiter Realty in Jupiter. If you are selling a waterfront home, this is the checklist I use to make sure you are paid for the water you have, and that buyers believe it.

What do waterfront buyers price first?

  • Boat fit: length, beam and draft the dock can handle, plus lift capacity.
  • Route to the inlet: distance, no-wake zones, and fixed bridge clearances. I covered the crossings in my Jupiter bridge clearances guide.
  • Water type: Intracoastal, Loxahatchee River, canal, or ocean-to-river. Each draws a different buyer.
  • Seawall and dock condition: the cost a buyer expects to absorb in the next few years.

A buyer with a 40-foot sportfish and a buyer with a paddleboard are not paying for the same thing. I identify which buyer your dock serves, then market to that buyer.

What should you document before listing?

  • Depth at the dock at mean low water: a measured figure from a marine contractor, not an estimate.
  • Dock and lift permits: confirm they are permitted and closed. Docks can involve the Town or County, the Florida DEP and the U.S. Army Corps of Engineers depending on location.
  • Seawall report: condition, age and any recommended repairs.
  • Elevation certificate and flood zone: check your zone on the FEMA Flood Map Service Center.
  • Flood disclosure: Florida law (section 689.302, Florida Statutes, as amended effective October 1, 2025) requires every residential seller to give the buyer a written flood disclosure at or before contract. It asks whether you know of any flooding that damaged the property during your ownership, whether you filed a flood claim, and whether you received assistance from any source, including FEMA.

How do you price a waterfront home without overreaching?

I build comparables on water first: same water type, similar boat capacity, similar bridge situation. Then I adjust for the house. Waterfront list prices in Jupiter often run well ahead of closings, so I anchor on closed sales. Your specific comparables: TBD, pulled for your address.

If your dock fits a larger boat than most homes nearby, that is a real advantage, and it belongs in the first line of the listing with the specs to back it up.

Frequently asked questions

Does a dock add value to a Jupiter home?

Usually, but the amount depends on what the dock can do: water depth, boat length and beam it fits, lift capacity, and the route to the Jupiter Inlet, including any fixed bridges. A dock that fits the buyer's boat matters far more than one that merely exists.

Do fixed bridges affect waterfront home value in Jupiter?

Yes, for buyers with tall boats. The route from your dock to the inlet sets the maximum air draft, so I list clearances in the marketing. See my bridge clearance guide for the Jupiter crossings.

Should I repair my seawall before selling?

Get a condition report first. If repairs are needed, you can fix, credit, or price it in. Selling with an unknown seawall condition usually costs more at negotiation than the report costs.

What flood disclosure does a Florida seller have to give?

Section 689.302, Florida Statutes, requires a written flood disclosure at or before contract covering known flood damage during your ownership, flood insurance claims, and any flood assistance received.

My recommendation

Measure the depth, gather the permits, get the seawall report, and lead your marketing with boat fit and route to the inlet. Waterfront buyers pay for certainty.

If you are thinking about selling in the next 6 to 24 months, send me your address and I will put together a private value range built on recent closed sales, not list prices. No obligation, and nothing goes on the market until you decide.
