Selling a Home in Jupiter Inlet Colony: What Owners Should Know

Jupiter Inlet Colony is one of the smallest towns in Florida, and that is exactly why selling there is different. With so few homes, there are rarely enough recent sales to price from, and one bad comparison can cost an owner a meaningful amount.

I am Kyle Camerlinck, broker and owner of Taiter Realty in Jupiter. This is how I think about selling a home in the Colony, built on public facts, not guesses.

What makes Jupiter Inlet Colony unique?

The Town describes itself as a fully residential community of 236 households and 405 residents (U.S. Census 2020), incorporated in 1959, about 0.2 square miles with eight streets, surrounded by the Atlantic Ocean, the Jupiter Inlet, the Loxahatchee River and the Indian River (Town of Jupiter Inlet Colony FY 2025-2026 Budget). It has its own police department, and fire rescue is contracted with the Village of Tequesta.

For a seller that means three things: supply is permanently limited, buyers are often waiting for a specific street or water exposure, and privacy is part of what you are selling.

How do you price a home when there are almost no comparable sales?

I widen the lens carefully. I start with every Colony closing I can find over a longer window, then bring in the closest substitutes: Jupiter Island, Tequesta waterfront and Jupiter east of US-1, adjusting for frontage type (ocean, inlet, river or interior), lot size and condition. I explained the trade-offs buyers weigh in my Jupiter vs Jupiter Inlet Colony buyer guide.

Recent Colony closed sales and price per square foot: TBD, pulled from the MLS and the Palm Beach County Property Appraiser for your address.

What should you prepare before listing?

  • Town permits: confirm that additions, docks and seawalls are permitted and closed with the Town's building department.
  • Dock and seawall report: for river and inlet homes, a marine contractor's report answers the first question a boater will ask.
  • Insurance and elevation: have your elevation certificate, wind mitigation report and current premiums ready. In a coastal town, insurability shapes the buyer pool.
  • Flood disclosure: Florida law (section 689.302, Florida Statutes, as amended effective October 1, 2025) requires every residential seller to give the buyer a written flood disclosure at or before contract. It asks whether you know of any flooding that damaged the property during your ownership, whether you filed a flood claim, and whether you received assistance from any source, including FEMA.

Should you list publicly or sell quietly?

Some Colony owners prefer a private sale. It can work when the buyer pool is already known, but it limits competition. My view: test the price privately with qualified buyers for a short, defined period, then go to the full market if you do not get the number. Note that current NAR and MLS rules affect how off-market marketing can be done, and I will walk you through the options.

Frequently asked questions

How many homes are in Jupiter Inlet Colony?

The Town reports 236 households and 405 residents as of the 2020 U.S. Census, on about 0.2 square miles with eight streets.

Is Jupiter Inlet Colony part of the Town of Jupiter?

No. It is a separate municipality, incorporated in 1959, with its own police department and town government. It is entirely residential.

Why are homes in Jupiter Inlet Colony priced differently from Jupiter?

Supply is fixed at a few hundred homes, the town is surrounded by the ocean, the inlet and the river, and buyers pay for privacy and water access. How much that adds for a specific home depends on its water frontage and condition.

What do I need to disclose when selling?

At minimum, Florida requires the statutory flood disclosure under section 689.302 at or before contract, along with known material defects under Florida case law. Talk to a real estate attorney for your situation.

My recommendation

In a town this small, the right price comes from careful comparison work, not an online estimate. Gather your permits, dock report and insurance file first, then decide between a quiet or open launch with real numbers in hand.

If you are thinking about selling in the next 6 to 24 months, send me your address and I will put together a private value range built on recent closed sales, not list prices. No obligation, and nothing goes on the market until you decide.
