Tequesta is often lumped in with Jupiter, but waterfront sellers here have their own market. The Loxahatchee River, the Intracoastal and quick access to the Jupiter Inlet draw boaters who know exactly what they want, and they price accordingly.
I am Kyle Camerlinck, broker and owner of Taiter Realty in Jupiter. This is how I approach selling a Tequesta waterfront home.
The Village of Tequesta is its own municipality just north of Jupiter. Waterfront buyers here usually weigh three things: the type of water (river, Intracoastal or canal), the boat the dock can handle, and the route to the inlet. I compare Tequesta and Jupiter in more detail in my Jupiter vs Tequesta guide.
A note on addresses: some homes with a Tequesta mailing address sit outside the Village limits, in unincorporated Palm Beach County or Martin County. Taxes, permitting and building rules follow the jurisdiction, so I confirm it for every listing.
I compare closed sales with the same water type and similar boat capacity first, then adjust for lot, house size and condition. River homes and Intracoastal homes rarely price the same way, and canal homes are a separate group again. Recent comparable closings: TBD, pulled from the MLS and the Palm Beach County Property Appraiser for your address.
No. The Village of Tequesta is a separate municipality in northern Palm Beach County, just north of Jupiter, with its own government, police and fire rescue. Some waterfront areas near Tequesta carry Jupiter or Tequesta mailing addresses but sit in unincorporated Palm Beach or Martin County, so confirm the jurisdiction for your address.
Mainly water access: the Loxahatchee River and Intracoastal frontage, boat fit, bridge clearances on the route to the Jupiter Inlet, and dock and seawall condition.
Buyers and lenders will want to know that docks, lifts and seawalls were permitted. Confirm records with the Village or County building department before listing.
It depends on price, condition and season. Current days on market for your segment: TBD, pulled from the MLS for your address.
Confirm your jurisdiction, document the dock and insurance file, and price against the same water type. Tequesta waterfront buyers are informed, and a well-documented listing is the one they pay up for.
If you are thinking about selling in the next 6 to 24 months, send me your address and I will put together a private value range built on recent closed sales, not list prices. No obligation, and nothing goes on the market until you decide.
This article is general information, not legal, tax, insurance, or financial advice, and it is not an appraisal. Club fees, dues, and rules change; confirm current figures with the club, association, or agency named. Items marked TBD are figures I have not verified.
